What is Smart Compass and how does it help me?
Smart Compass turns the showings, feedback, and offers already flowing through your listings into polished, on-brand seller updates — drafted for you and waiting for one-click approval. Your sellers feel informed and impressed, and you stop writing updates from scratch late at night.
How much does Smart Compass cost?
The review and approve lane is always free. The built-in in-house AI that auto-drafts seller updates and includes a chat is a $10/mo add-on. Or connect your own AI agent for free instead. You only pay $10/mo if you want our AI to do the drafting.
Can I connect my own AI agent instead?
Yes — for free. Connect your own AI tooling over our secure MCP endpoint and it will draft proposals straight into the same Smart Compass review lane. You keep your existing tools and still approve everything before it reaches a seller.
Will AI updates be sent to my sellers automatically?
No. Smart Compass only drafts. Every update lands in your review lane pending your approval — nothing reaches a seller without your one-click sign-off, and you can edit any draft before approving.
How do I make Smart Compass write in my voice?
In Settings, open the Smart Compass tab and set your methodology — tone of voice, what you emphasize, and how you communicate. Every draft is shaped by those preferences, whether it comes from the in-house AI or your own connected agent.
Getting Started
How do I add my first listing?
From your dashboard, click 'Add Client & Listing'. You can either select an existing client from your pipeline or enter new client details manually. Fill in the property address and details, then submit. Your client will automatically get access to track their sale.
How do I complete my agent profile?
Go to Settings > Profile tab. Add your photo, bio, city/state, brokerage, specialties, and years of experience. Toggle 'Show in Agent Directory' to appear in the public directory and attract new clients.
How does the onboarding tutorial work?
The tutorial automatically plays when you first subscribe. It walks you through all the key features. You can replay it anytime from Settings > Preferences > 'Replay Tutorial'.
I signed up with a promo code. What happens next?
Promo codes give you extended access without requiring a credit card upfront. You have full access to all features during your promotional period. We'll send reminders before it ends so you can add a payment method and continue your subscription.
Listings & Clients
How do sellers access their dashboard?
Sellers can log in at the seller login page using the phone number you entered for them. They'll see their property's status, scheduled showings, buyer feedback, and any offers in real-time.
Can I send my client an invitation to create their own account?
Yes! When adding a new listing, check the 'Send invitation to create account' box. Your client will receive an email with instructions to set up their own password and access their dashboard directly.
How do I add showing feedback?
Open the listing detail page and scroll to the Feedback section. Click 'Add Feedback' and enter the buyer's name, their comments, and whether the sentiment was positive, neutral, or negative. Your seller sees this in real-time.
How do I add an offer?
On the listing detail page, go to the Offers section and click 'Add Offer'. Enter the buyer name, offer price, closing date, and any contingencies. The net-to-seller amount is calculated automatically (94% of offer price).
How do I schedule a showing for my listing?
Click on any listing card to open the detail page. Use the calendar icon or 'Schedule Showings' section to pick a date and time slot. Enter the buyer's agent name and any notes. Your seller will be notified automatically.
How do I archive or delete a client?
In the Lead Tracker page, click the three-dot menu (⋮) next to any client. Select 'Archive Client' to move them to your archived list (you can restore them anytime), or 'Delete Client' to permanently remove them. View archived clients by clicking the 'Archived' button in the filter bar.
How do I view closed or archived listings?
Go to your Listings page and click the 'Archived' button in the top right. This shows all your completed transactions with their final sale details. Archived listings appear in grayscale and include the close date and reason.
How do I restore an archived client?
In the Lead Tracker page, click the 'Archived' button to view your archived clients. Click the restore icon next to any client to move them back to your active client list.
How do I view past showings history?
On your dashboard, the Upcoming Schedule section shows all upcoming appointments. Click 'Past Showings' at the bottom to expand and view your showing history from the last 30 days, including the property address, date, and buyer's agent information.
Does Seller Compass support rental properties?
Yes! Seller Compass supports both sales and rental listings. Rental-specific features include lease term tracking, pet policy settings, furnished status, and application tracking. All Fair Housing compliance requirements are supported.
Claim Listings
What is a shadow listing and how do I claim it?
Shadow listings are property records imported from ShowingTime. If you're the listing agent, you'll receive a claim link via email. Click it to verify your identity and take ownership of the listing in Seller Compass.
How do I verify a claimed listing?
After claiming, you must verify and update the property details (price, photos, description) before your seller can see the dashboard. This ensures your seller always sees accurate information.
My claim link expired. What do I do?
Contact support at support@sellercompass.net and we'll send you a new claim link. Claim tokens expire for security reasons, but we can reissue them once we verify your identity.
How does the ShowingTime integration work?
ShowingTime showing data is automatically imported into Seller Compass. This creates shadow listings that you can claim, saving you time on data entry and ensuring all showing activity is tracked in one place.
Lead Generation
How does the QR code work?
Your personal QR code links to your branded lead capture page. Print it on business cards, flyers, or signs. When someone scans it and submits their info, they appear instantly in your Leads dashboard.
Can leads sync to my CRM?
Yes! Go to Settings > Integrations and connect your CRM (HubSpot, Follow Up Boss, kvCORE, or Lofty). New leads will automatically sync in real-time to your CRM when they register through your QR code or lead page.
How do I customize my lead page?
Go to Settings > Lead Page tab. You can customize the headline, subheadline, call-to-action button text, and color theme to match your branding.
Marketing Tools
How do I use the Lead Page QR code?
Download your Lead Page QR from the dashboard's Marketing Tools section. Display it at open houses or on flyers. When visitors scan it, they're taken to your personalized lead capture page where they can enter their contact info.
What is the Feedback Lookup QR for?
The Feedback Lookup QR is designed for your business cards. When sellers scan it, they can enter their property address to see if any agents have left feedback from showings. It helps build trust by showing you provide transparency.
How do Smart QR codes work for my listings?
Smart QR codes detect the visitor's location. If they're at the property, they see a feedback form. If they're viewing remotely, they see a showing request form. Generate these from your listing's detail page.
What happens when a seller claims my listing?
When a seller finds their listing through Feedback Lookup and claims it, you'll receive an email to verify and connect. Once verified, you both have full visibility into showings, feedback, and offers.
Billing
How much does Seller Compass cost?
Seller Compass is $29/month or $290/year (save 2 months!). You get a 30-day free trial to explore all features before being charged.
How do I update my payment method?
Go to Settings > Billing tab. You can update your card, view invoices, and manage your subscription from there.
Can I cancel my subscription?
Yes, you can cancel anytime from Settings > Billing. Your access continues until the end of your current billing period.
When do I need to add a payment method for my promo code access?
You must add a payment method before your promotional period ends to continue using Seller Compass. We'll send reminders at 7 days and 2 days before expiration. Go to Settings > Billing to add your card.
Email Preferences
How do I manage my email preferences?
Go to Settings > Notifications to choose which types of emails you receive. You can opt out of onboarding tips, trial reminders, product updates, and marketing emails separately.
How do I unsubscribe from emails?
Every email includes a one-click unsubscribe link at the bottom. Click it to instantly stop receiving that category of emails. You can also manage all preferences from Settings > Notifications.
What are the onboarding emails I'm receiving?
During your trial, we send helpful tips to help you succeed: welcome guide, value reminders, success tips, and trial status updates. These stop automatically when you become a paid subscriber. You can opt out anytime in Settings.
Security
Is my data secure?
Absolutely. We use industry-standard encryption for all data in transit and at rest. Your CRM API keys are encrypted with AES-256, and we never share your client data with third parties.
How do I change my password?
Go to Settings > Security tab and use the 'Change Password' section. You'll need to enter your current password and then your new password twice.
Integration Hub
What integrations does Seller Compass support?
Seller Compass integrates with four major real estate CRMs: Follow Up Boss, kvCORE/BoldTrail, Lofty/Chime, and HubSpot. You can also connect to 5,000+ apps through Zapier using our webhook system. Additional features include a REST API for custom integrations, outbound webhooks for real-time event notifications, inbound webhooks for receiving data from external tools, and calendar sync (iCal feed) for Google Calendar, Apple Calendar, and Outlook.
How do I connect my CRM?
Go to Settings > Integrations tab. Select your CRM provider (Follow Up Boss, kvCORE, Lofty, or HubSpot) and enter your API key or authorize the connection. Once connected, leads from your QR codes and lead pages will automatically sync to your CRM. Transaction activity — showings, feedback, offers, and stage changes — also syncs as notes, deals, and tasks in your CRM.
What data syncs between Seller Compass and my CRM?
For all CRMs: lead contacts sync automatically when someone registers via your QR code or lead page. Activity notes are pushed for every showing, feedback entry, offer, and stage change. Follow Up Boss gets the deepest integration: native deals (auto-created when you add a listing), tasks (for showings, offers, deadlines), tags, and bidirectional contact ID tracking. kvCORE and Lofty use intelligent note-based workarounds for deals and tasks since their APIs don't support them natively. HubSpot syncs contacts, deals, and activity notes. All integrations include retry with exponential backoff and full audit logging.
How do I check if my CRM sync is working?
Go to Settings > Integrations and look for the sync status indicator next to your connected CRM. You can also view detailed sync logs showing every sync operation — successful syncs, failures with retry details, and timestamps. If a sync fails, the system automatically retries up to 3 times with increasing wait periods. Contact support if you see persistent failures.
How do I connect Seller Compass to Zapier?
Seller Compass connects to Zapier through webhooks and the REST API. To set up a Zapier automation: 1) In Seller Compass, go to Settings > Integrations > Webhooks and register a new outbound webhook URL (use Zapier's 'Catch Hook' trigger URL). 2) Select which events to send (showings, feedback, offers, stage changes). 3) In Zapier, build your workflow using the incoming data. Popular automations include sending data to Google Sheets, Slack notifications, and email marketing platforms.
What can I automate with Zapier?
Popular Zapier automations for real estate agents: Log every showing and feedback response into a Google Sheet for team reporting. Get instant Slack or Microsoft Teams notifications when new offers come in. Auto-create tasks in Asana or Monday.com for closing milestones and inspection deadlines. Push new leads to Mailchimp or ActiveCampaign for email nurture campaigns. Trigger SMS alerts when transaction stages change. Route leads to different team members based on property type or location. Sync offer data to custom spreadsheets for broker compliance reporting.
How do I set up outbound webhooks?
Go to Settings > Integrations > Webhooks. Click 'Add Webhook Endpoint' and enter your HTTPS URL. Select which events you want to receive: showing scheduled, feedback received, offer submitted, stage changed, open house created, and more. Every webhook payload is signed with HMAC-SHA256 so you can verify it came from Seller Compass. Failed deliveries are retried up to 3 times with increasing wait periods, and you can see the delivery log for every endpoint.
Can I send data into Seller Compass from other tools?
Yes! Use the inbound webhook endpoint to push data from any external tool into Seller Compass. Send data with a listing identifier (property address, MLS number, UUID, or CRM deal ID) and Seller Compass will automatically match it to the right listing using smart resolution. The data appears in the unified activity stream that your sellers can see. This works with Zapier, custom scripts, or any tool that can make HTTP POST requests.
How do I manage API keys?
Go to Settings > Integrations > API Keys. Click 'Generate New Key' to create a key — it will be shown once, so copy it immediately. API keys start with 'sc_live_' for easy identification. You can see when each key was last used and revoke any key with one click. Use API keys to access the REST API endpoints for listings and activities programmatically.
What can I do with the REST API?
The Seller Compass REST API lets you query your listing data and activity streams programmatically. Available endpoints: GET /api/v1/listings (list all your listings), GET /api/v1/listings/:id/activities (get activities for a specific listing), and GET /api/v1/activities (get all activities). Authenticate with your API key in the request header. Use this to build custom dashboards, reports, or integrations that aren't covered by the native CRM connections.
How do I sync my showings to my calendar?
Go to Settings > Integrations > Calendar Sync. Copy your personal iCal feed URL and paste it into Google Calendar (Other Calendars > From URL), Apple Calendar (File > New Calendar Subscription), or Microsoft Outlook (Add Calendar > From Internet). The feed includes all your scheduled showings and closing dates, updated in real time. Each agent gets a unique, secure token so only you can access your calendar feed.
What is the Activity Feed and where does the data come from?
The Activity Feed is a unified timeline showing everything that happens with a listing. Data flows in from multiple sources: system events (showings you schedule, feedback you add, offers you record), CRM sync (updates from your connected CRM), inbound webhooks (data from external tools), and Zapier automations. All data is normalized into a single chronological stream per listing. Smart deduplication prevents the same event from appearing twice, even if it comes from multiple sources. Your sellers see this activity feed on their dashboard for full transparency.
